How Big is 5 Acres on a Map?

Grasping the sheer size, it can be tough to answer “How big is 5 acres visually” until we put it in terms that are more familiar. Well, here’s a comparison for ya – 5 acres are roughly equal to two typical suburban residential blocks with streets, sidewalks, and all. So, the next time someone asks you “How big is 5 acres of land” there is your visual answer right there–two residential blocks.

How Many Houses Can Fit on 5 Acres?

Believe it or not, you can squeeze up to 32 houses onto 5 acres! That’s exactly what the two city blocks in this example did. Our example only includes the two-street running north and south. So, if the roads along the perimeter of our imaginary 5 acres had not already been built-extra land would be required for roads and we would have less land for houses.

What Does 5 Acres Look Like?

Has a construction project starting up in your neighborhood ever surprised you? Suddenly, an infill lot that once went unnoticed is transformed into something more! It’s amazing how much can be built on 5 acres – sometimes it looks like a sprawling area when densely developed and yet still so small when vacant. Take a look again at our example showing two blocks full of houses and compare it to these other 5 acre lots. Check it out for yourself!

When 5 Acres is Not 5 Acres

When it comes to land, size isn’t the only thing that matters! While 5 acres sounds like a lot of land, it’s not always as straightforward as you might think.

Sure, having an entire chunk of land to yourself is great – but don’t forget to consider the usable and unusable portions of a parcel.

Usable land refers to land that has a suitable development envelope and access to roads or easements. This means there should be enough flat land for you to build your dream home or whatever else you have in mind. Plus, an added bonus – utilities should be within a reasonable distance from your property.

On the flip side, unusable portions are areas that are difficult to build on due their terrain, flooding issues and other factors. These areas still have value, just not the same value as usable land.

How Much Do 5 Acres of Land Cost?

Pricing land can be a tricky business, with lots of factors playing into the ultimate price. From zoning rules to water access and topography, there’s more involved than just location – so make sure you have an experienced real estate agent who is also certified as an appraiser in your corner! Look at these examples showing the price extremes of 5-aces of land for sale in Colorado.

This Longmont CO land for sale that is a very expensive commercial zoned 5-acre lot available for $7.5 million. WOW! That is $1.5 million per acre and over $34.00 per square foot.  That is what they call the path of development profits.

Why Is Land so Cheap in Blanca Colorado?

Your hunt for some of the cheapest 5-acre lots will have you looking at land for sale in Southern Colorado near Blanca and San Luis.  These vast subdivisions platted with five-acre lots are largely undeveloped.  Big valley views in this big sky country make this a great place to get away.

This is mostly off-the grid living, so you are on your own for utilities.  With advanced solar technology today, this is not the challenge it once was. Just south of Highway 160, this area is isolated but not desolate, there are several small communities nearby.

Ready to spend some amazing time in the great outdoors? With these 5-acre lots, you can find yourself at some of Colorado’s most stunning destinations like Great Sand Dunes, Rio Grande National Forest, or Sangre de Cristo Wilderness – all without breaking your budget.

Land pricing for this cheap land for sale starts as low as 3 cents per square foot – that’s just $1,300 per acre and a total steal at only $6,500 for five acres!

Work With the Right Real Estate Agent

Investing in land is a big decision! Protect yourself by finding the right real estate agent to do all the legwork for you.

A good buyer’s broker will meticulously investigate zoning, building codes, and other local regulations – so that no surprises come up later on.

Don’t just take what looks nice at face value – get an expert who can dig deep and make sure your investment is sound from every angle.

What To Do With 5 Acres of Land

We already know that we could fit four football fields, give, or take. But I think that what you really want to know is “If you build it, will they come?.”

Don’t worry, no more math. Baseball fields have a curve so I would need to ask my kids to figure out that math.

You can build it-actually 5 acres is just enough to build two baseball fields. Better to stick with building one baseball field so that you will still have room for the cornfields, you will need those.

If Kevin Costner in Field of Dreams is your inspiration, you are good to go, and can get started shopping for your 5 acres of land by viewing these active listings right here.

Let me know what you like, and we will look at that 5 acres in person and see if it really will fit four football fields, give, or take.
